Here Are 7 Simple Ways To Make It Happen…

 

Real Estate Web TrafficSo, you found your niche, you built your niche website, you got your marketing done and you even have people visiting the site! (You are doing better than most agents already!) But you quickly realize that once a visitor comes to the site, they aren’t coming back even though you are updating it with new info and providing great content.

 

How the heck do you get those people who have been to your site and already know what you are about to come back?

 

First, you need to accept that not everyone will be coming back. Don’t let it bother you, that’s just the nature of the beast. Once you accept that and are prepared to do whatever it takes to get as many coming back as you can, you can now start to create systems to ensure you get the most bang-for-your-buck. Now keep in mind, just because they return, doesn’t make them customers or even potential customers. So how do you ensure customers are going to come back to your site?

 

Let me say this, if you are reading this, chances are you are probably a returning visitor to The Niche Agent. (if you aren’t you need to come back for more great info!) And chances are you are probably someone in my target audience. (An agent who is looking to find/master their niche market) And if you have been around long enough, you probably will have seen me use at least ONE of these seven helpful tips to get people back to The Niche Agent.

 

 

1)      Make Your Site Relevant

Most people are searching online for information NOT an agent! That may come as a shock to some of you, but the sooner you realize this, the sooner you are on your way to success. You need to provide quality content that matters to your consumer. Keeping them up to date with the latest news, a hot story, relevant tips etc can all be part of your tactics to get your customers to keep coming back. If you are creating content that is useful, make sure there is some value to it.  You could create an ebook on the top things a senior should know before moving into a retirement, a training series on the best investing tips for young real estate investors, a market report on the latest condo prices or a guide to buying your first investment property! Whatever it is, it should be relevant and valuable.

Give them a reason to come back again and again. You could do a weekly blog post, a daily video tour of homes (like our past guest Chuck Charlton does at www.MiltonDailyHomes.com), A monthly market watch report on all the sales in their area etc. If you set the expectations of a specific day of the week/month, then make sure you hold up to this. Your clients will come to expect it and be back over and over again (pending you are giving them something useful and relevant)

 

3)      Bring On Guests 

Let’s face it, not EVERYONE will want to hear or see you every week. GASP!!! I know, I will give you a min to recoup from that shocker. Ok, you still with me? Good! There is a reason I have guests on my show. (www.TheNicheAgent.com/interviews) I know I wouldn’t want to hear me talk all the time. It’s nice to get a fresh insight, and have a different perspective. Plus when you feature others on your site, they are more likely to share and promote your site to THEIR database. You could bring on some of your preferred vendors, guest experts, or just cool people that can bring value. Whatever your niche is, there has to be some guests out there that your customers would want to learn from.

 

4)      Update Your Site And Content Regularly

There is nothing worse than going to a website or blog and seeing the last thing updated was from 2012. The min I see the information is out of date, I bounce. And I’m sure you probably do the same in most cases. That is why I have a weekly guest, and why I update this blog on a regular basis. If your customers are coming to your niche site and find you haven’t posted anything fresh since you created the site, they will know not to come back. PLEASE…. Give them a reason to come back. Your wallet will thank me, and so will you!

This is an excellent way to get people to remember you and keep coming back to your site. Don’t have anything to give away? Get creative… Ask your preferred vendors to donate. Give away a report. Donate a coaching/consultation. Or just suck it up and spend a bit of money on something. (On the show, we have given away two awesome books from Andy Herrington and have given away a 2 full year subscriptions to Fast Newsletters) One thing to note, if you want to get qualified leads from your competition, makes sure you give away something relevant to your niche. Everyone and their brother would love to win a free iPad, but that doesn’t mean it’s going to get the right people coming back. If you do something specific to your niches needs and wants, you may get less people coming back, but you know they will be much more of a qualified prospect.

 

6)      Take Advantage Of An Email Newsletter

This technique still works, and works well. And as technology keeps getting better and better, it gets far more affordable and much easier to track your success. You can use a system like MailChimp or Constant Contact to manage and create your newsletters. One thing I would like to add, just like the give-away idea, it’s better to build a smaller list of highly targeted subscribers than just fill it up with anyone. Another tip is to keep it short and informative. People don’t have the time to read a Pulitzer prize.

7)      Re-Targeting

You may have seen it before, you visit a website and then for the next few weeks, every website you go on now has ads from that one website you were on. You begin to wonder how much money your favourite clothing is spending on online ads, because you can’t go anywhere without seeing their stuff. They probably have you tagged on a re-marketing campaign. You can do this as well. Its one of the most cost effective way to stay in front of visitors who have already been on your site. You got them there, why not stay in contact with them through re-targeting ads.  This is a great way to build your brand for a lot less!

 

 

So there you have it… If you apply these proven tactics to bring back customers to your site, you can start getting more business with less money and even less effort.
